Client Success Story: Buy-To-Let Edition
We recently worked with a client who was looking to buy-to-let via their limited company.
They were using their own solicitor, and the mortgage lender that had been selected had a panel of solicitors for purchasing buy-to-let properties through a limited company. Unfortunately, the solicitor that they were using was not a part of the panel.
Ostin checked to see if our solicitors, Kirwans, were on the panel – they were, but only for residential mortgages, not buy-to-let properties through a limited company. BUT, Ostin spoke with the mortgage lender to check if Kirwans met the specific criteria for limited company applications, which they did!
Andrew at Kirwans completed the lenders application to be added to the panel, which took just 48 hours. Then the mortgage offer was generated!
Ostin then spoke to the client’s current solicitor to see how far along in the process they had gotten, and was able to transfer the legal work and searches over to Andrew at Kirwans.
After liaising with Andrew, it turned out he had a close relationship with the client’s current solicitor which helped the transfer.
By transferring over the relevant documents, it meant that our clients didn’t have to repay for searches, and most importantly meant that we could avoid any delays as things had already progressed quite far with their original solicitors.
Kirwans are now progressing everything through to completion!
